Job Title: Architectural Designer

Job Location: Oakland, CA

Job Description:

  • assist in predesign and all design phases of multistory mixed-use, housing, high-rise residential, large-scale corporate/commercial, hotel, retail, entertainment projects, including new construction, renovation, tenant improvement, parking garage, and unit plans;
  • meet with client representatives for presentations and workshops, analysis of goals and needs, develop programmed space spreadsheets, narrative summaries, room data sheets, adjacency diagrams, graphic content, and prepare final Developed Project Program document;
  • research domestic and international building codes and regulations, collect data, and write reports and presentations to incorporate research and data into architectural designs;
  • develop site analysis studies requiring site photography, code research, base drawings, and diagrams;
  • interpret traffic impact analysis and management plans and analyze as built plans, photographs, notes, and other input material to determine best approaches for completion of drawings to solve technical issues of design in relation to sites and buildings;
  • develop site design alternative studies requiring site plans, site sections, 3D digital massing and physical site modeling, site survey of existing conditions and take as built measurements;
  • develop concept alternatives, studies and development requiring 3D digital massing, floor plans, space plans, building elevations, sections and perspectives;
  • develop exterior envelope design requiring enlarged plans, elevations, sections, details and axonometric drawings;
  • prepare client and public presentations, workshops and meetings, using 2D/3D CAD and building information modeling programs, including Revit, AutoCAD, Rhino, Lumion and SketchUp, analysis and computer skills to develop 3D building computer models and images, and presentation images;
  • develop documents for all design phases, schematic design through construction documents including documenting architectural plans, elevations, and details in imperial or metric standards for jurisdictional agency corrections using 2D/3D modeling using Autodesk AutoCAD, Rhinoceros, Autodesk Revit and related 2D and 3D Modeling software;
  • develop positive client relationships and work as the client’s advocate by identifying and balancing client expectations within the context of contractual obligations, corporate goals, and client satisfaction;
  • translate clients’ functional and spatial requirements for structures into feasible design solutions, incorporating custom detailing, structural engineering principles and building systems into architectural designs;
  • produce design documentation and presentations with Photoshop, Illustrator, InDesign, PowerPoint and free-hand sketching;
  • coordinate with civil, mechanical, electrical, plumbing, fire protection (MEP/FP), lighting, landscape, code, traffic, parking, concession, public relations, signage, acoustic, security, curtain wall, special systems, geotechnical, baggage handling, vertical transportation, and structural consultants to incorporate building systems and facilities components into unified design for client and agency review and approval;
  • coordinate the development of renderings for client presentations;
  • participate in meetings with clients, consultants, contractors, and public agencies on a given project.

Job Requirements:

Bachelor of Architecture (5 year) or foreign equivalent plus coursework or internships to include:

Job Description:

  • With preliminary direction from a licensed architect, initiate the design and technical basis of projects in conjunction with Design Principal and Project Manager, including design development from conceptual design through construction documentation and construction administration, to produce effective, efficient solutions, on time and within man-hour and construction budgets;
  • coordinate with teams through all phases of architectural design for large scale projects (80,000+sq ft) including multistory mixed use, residential, Hotel, Social Housing, corporate/commercial, retailing, and institutional projects, including new construction, renovations, expansions, interiors, tenant improvement and unit plans;
  • participate in all phases of urban infill development projects, including urban design, master planning, mixed use regeneration, urban revitalization, urban planning, streetscapes, landscape, environmental design and public space planning projects;
  • conduct site reconnaissance, site investigations, and onsite charettes using GIS;
  • provide research, planning, and design solutions, applying knowledge of design, construction procedures, ADA, zoning and building codes compliance, and building materials;
  • interpret traffic impact analysis and management plans and analyze as built plans, photographs, notes, and other input material to determine best approaches for completion of drawings to solve technical issues of design in relation to sites and buildings;
  • participate in project team discussions and public meetings to provide recommendations when revisions from government agencies, planning officials, clients and other stakeholder groups are necessary and translate clients’ functional and spatial requirements for site and structures into conceptual design solutions;
  • produce 2D/3D freehand drawings including perspectives, axonometrics, space plans, elevations and details in pencil, ink, watercolor and markers for presentations and design development;
  • develop designs and produce design presentations using 2D/3D software, including AutoCAD, Rivet, Dynamo, SketchUp, 3D Studio MAX/VIZ, V-Ray,Rhino, Grasshopper, PhotoShop, Illustrator, and InDesign;
  • incorporate sustainable design principles and building systems into architectural designs, prepare LEED documentation, and 3D energy models to evaluate daily sun exposure, analyze heat loads, and maximize energy savings using Ecotect or DIVA;
  • develop and execute appropriate design solutions to produce space plans, elevations, reflected ceiling plans, detailed design specifications for presentations using building information modeling (BIM) software (Revit) and Auto CAD;
  • develop BIM strategy for model structure and coordination among consultants and within team; coordinate domestic and international projects and international code research with Client, local Architect, consultants, and contractors;
  • coordinate with structural, mechanical, electrical, plumbing, fire protection (MEP/FP), civil, hardware, landscape, code, traffic, parking, concession, signage, acoustic, security, curtain wall, facade maintenance, acoustic, vibration, vertical transportation, lighting, geotechnical, and low voltage/telecommunications consultants to incorporate building systems in the preparation of construction documents;
  • coordinate with contractors, respond to requests for information (RFI’s), review and respond to contractor change orders, and perform necessary modifications of drawings and specifications as construction projects progress and changes in dimensions, materials, and other aspects of design arise; select materials, equipment, and systems to meet the budget for the project, keeping local construction techniques in mind for international projects;
  • conduct project team meetings for quality assurance/quality control, updating team on project status;
  • develop interface details to ensure that the design and technical intent is met;
  • coordinate all parts of the building and resolve conflicts between architecture, structure, mechanical, electrical and plumbing;
  • apply architectural principles to review all related shop drawings, samples and mock ups, assist with evaluating general contractor bids and project budgets;
  • assist the Project Manager in establishing task schedule and manpower requirements consistent with the project agreement;
  • assist in identifying weekly project requirements and projecting long term needs;
  • assist in identifying and quantifying tasks outside the scope of the Owner-Architect agreement for negotiation of additional services;
  • conduct site visits and progress meetings, prepare field observation reports, final inspections, project closeout, including punch lists, and record drawings.
